Douglas Lake
French Broad River · TVA Reservoir · Smokies Foothills
Thirty miles of open water with the Great Smoky Mountains on the horizon — the closest big lake to the national park.
About Douglas Lake
Douglas Lake stretches roughly thirty miles along the French Broad River between Dandridge and Sevierville, held back by Douglas Dam. Built by TVA in the 1940s, it is one of East Tennessee's most active warm-weather lakes and one of the most recognized bass fishing waters in the Southeast.
For real estate, the defining features are frontage and elevation. Douglas draws down substantially between summer and winter pool, so where a parcel sits on the shoreline — main channel, protected cove, or bluff — changes dock potential, water access, and view lines throughout the year. Proximity to Sevierville, Dandridge, and the national park also shapes demand.
What you'll find on the market
The notes below describe general geography and property types, not any specific listing.
Waterfront & dockable frontage
Main-channel and cove frontage with permitted or permittable docks. TVA shoreline classification, winter-pool depth, and bank slope vary significantly parcel to parcel.
Lake-view & bluff lots
Elevated lots with long water and mountain views, often with deeded or community water access rather than private frontage.
Cabins & second homes
Lake cabins and second homes, some in short-term-rental-permitted areas. Rental rules differ by county, subdivision, and HOA — verify before purchase.
Acreage & off-water land
Wooded tracts and pasture in the rolling country between the lake and the Smokies foothills, typically on well and septic.

Wake-boat mornings, cove sunsets, Smokies on the horizon.
Lifestyle
Life on Douglas is warm-weather focused: boating and wake sports from spring through fall, bass tournaments out of the public ramps, and marina-side dining. The national park, Sevierville, Pigeon Forge, and Gatlinburg are all a short drive south.

Market context
Pricing on Douglas varies more by frontage type than by square footage. Dockable, deep-water frontage commands the strongest values; cove and shallow frontage, no-dock waterfront, and view-only lots each trade at meaningful discounts. Seasonal drawdown, TVA shoreline classification, and septic suitability are the details that most often move a deal.
