About Cherokee Lake

Cherokee Lake is a TVA reservoir formed by Cherokee Dam on the Holston River, wrapping through Grainger, Hamblen, Jefferson, and Hawkins Counties. Its ridge-and-cove shape produces an unusually long shoreline for its surface area — roughly 400 miles at full pool — with dozens of protected side coves off the main channel.

Compared with the tourism-heavy lakes closer to the Smokies, Cherokee's shoreline is mostly year-round residential. Bean Station, Mooresburg, and Rogersville anchor the north shore; Jefferson City, Talbott, and Morristown anchor the south. Clinch Mountain runs along the north side, adding a band of ridge-view property above the water.

What you'll find on the market

The notes below describe general geography and property types, not any specific listing.

Waterfront & dockable lots

Main-channel and cove frontage across all four counties. Dock permitting, TVA shoreline classification, and depth at winter pool vary parcel to parcel.

Ridge & long-view property

Hillside and ridge-top homes along Clinch Mountain and the south-shore rises, with long water and mountain view corridors. Access grade and utility service vary by road.

Lake-access communities

Off-water homes and lots with deeded access easements, community ramps, or shared docks — often at a meaningful discount to direct frontage.

Acreage near the shoreline

Wooded and pasture tracts within a few miles of the water, common in Grainger and Hawkins Counties, generally on well and septic.

Lifestyle

Cherokee is a working lake for the people who live on it: pontoon evenings, bass and crappie fishing, sailing on the wide main channel, and marina-side dining. Because most stretches are residential rather than short-term-rental heavy, the coves stay quiet outside peak summer weekends.

Market context

Cherokee spans four counties, so pricing is best evaluated by shoreline segment rather than lake-wide. Dockable main-channel frontage generally leads, followed by protected cove frontage, ridge-view property, and off-water lake-access lots. Winter drawdown, bank slope, and dock permitting drive much of the spread between otherwise similar parcels.
