Common questions
What is a short sale?
A short sale is when your lender agrees to let you sell your home for less than you owe. The lender accepts the sale price as payoff, and the home sells on the open market instead of going to a foreclosure auction.
Is it too late if I already got a foreclosure notice?
Often not. In Tennessee a home can be sold at a trustee's sale fairly quickly after the notice is published, so time matters. The sooner you call, the more options you usually have.
Does a short sale cost me anything?
In most short sales, the agent's commission and closing costs are paid from the sale and approved by the lender, so the seller does not pay out of pocket. Every lender and loan is different, and we'll explain yours.
What happens to the money I still owe?
That depends on your lender and your state's rules. Some lenders waive the remaining balance in writing; some do not. Talk with a Tennessee attorney or tax professional about deficiency and tax questions before you sign anything.
Is this confidential?
Yes. Your conversation with our office stays private. We don't put up signs or tell neighbors your situation.
