California Privacy Notice

1. Who This Notice Applies To

This notice supplements our Privacy Policy and applies to California residents whose personal information we collect, as described by the California Consumer Privacy Act, as amended by the California Privacy Rights Act (collectively, the “CCPA”). Spring Mountain Realty PLLC is a Tennessee real estate brokerage; we provide this notice as a matter of transparency for California visitors and out-of-state relocation clients.

2. Categories of Personal Information We Collect

We collect this information directly from you, automatically as you use the site, and from service providers such as MLS/IDX data sources and scheduling tools.

3. No Sale of Personal Information

We do not sell your personal information, and we do not share it for cross-context behavioral advertising as those terms are defined by the CCPA. We do not knowingly collect or sell the personal information of consumers under 16 years of age. We disclose information only to service providers (such as hosting, communications, and CRM vendors) bound by contract to use it solely on our behalf, or when required by law or the Tennessee Real Estate Commission.

4. Your California Rights

  • Right to know: Request the categories and specific pieces of personal information we have collected about you.
  • Right to delete: Request deletion of personal information we collected, subject to legal and recordkeeping exceptions.
  • Right to correct: Request correction of inaccurate personal information.
  • Right to opt out: Opt out of any sale or sharing of personal information (we do not engage in either).
  • Right to limit: Limit the use of sensitive personal information to what is necessary to provide our services.
  • Right to non-discrimination: We will never deny service, charge different prices, or provide a different level of service because you exercised a privacy right.

5. How to Submit a Request

Submit a verifiable consumer request by email to sarah@springmountainrealty.com or by phone at 865-935-0500. Include your name, the email or phone number you used with us, and the right you wish to exercise.

We will confirm receipt within 10 business days and respond within 45 calendar days, with one 45-day extension where reasonably necessary. To protect your information, we will verify your identity before acting. An authorized agent may submit a request on your behalf with written permission that we may verify directly with you.

6. Shine the Light & Do Not Track

California Civil Code Section 1798.83 permits residents to request information about disclosures of personal information to third parties for their direct marketing purposes. We do not make such disclosures. Our site does not currently respond to browser “Do Not Track” signals, but we honor recognized opt-out preference signals where required.
