Hi, I'm Sarah Richards with Spring Mountain Realty, and welcome to the podcast. Today we're heading to one of my favorite places... Grainger County. We're talking about what your money buys in Grainger County.
If you've never spent time here, Grainger County is a beautiful part of East Tennessee. You've got Clinch Mountain running along one side, Cherokee Lake along the other, and rolling farmland in between. The main towns are Rutledge, the county seat, and Bean Station, and there are smaller communities all through the county. It's famous for its tomatoes, too. If you've ever had a Grainger County tomato in the summer, you know exactly what I mean.
A lot of people come to Grainger County because they want more room. More land, more quiet, and more privacy, while still being close to Morristown and within driving distance of Knoxville. So let's talk about what's out there.
First, let's talk about starter homes. In Grainger County, you can often find smaller homes, older brick ranches, and manufactured homes on land at prices that are hard to find in bigger towns. These can be a great fit for first time buyers, or for someone who wants a simple place to live without a big mortgage. Just keep in mind that some older homes will need updates, so it's smart to plan for things like a new roof, new flooring, or a new heating and air system.
Next, homes with acreage. This is where Grainger County really shines. For the same money you might spend on a home in a neighborhood in a bigger city, you can often find a home sitting on several acres. That might mean room for a garden, a few animals, a workshop, or just a big yard for the kids to run. If you've been dreaming of a little farm, this is a great place to look.
Then there's the lake. Cherokee Lake has a lot of shoreline in Grainger County, and lake homes and lake lots are some of the most wanted properties in the area. Like other TVA lakes, Cherokee Lake goes up in the spring and down in the winter, so it's important to ask about water depth, and whether a property can have a dock. Lake properties usually cost more, but they offer a lifestyle that's hard to beat.
And don't forget about land. Many buyers come to Grainger County looking for raw land, to build a home, put a manufactured home on it, or just hold it for the future. If you're buying land, check for road access, a good spot for a septic system, and whether water and power are close by. Those things can make a big difference in what it costs to build.
Now, a few things to think about when buying in a rural county. Many homes are on a septic system instead of city sewer, and some are on a well instead of city water. Internet service can vary a lot from one road to the next, so if you work from home, check that before you buy. And some roads are narrow and winding, which is part of the charm, but worth knowing about.
The best part about Grainger County is the lifestyle. It's quiet, it's friendly, and it still feels like small town Tennessee. You can go fishing on the lake in the morning, work in your garden in the afternoon, and watch the sun set over the mountains at night.
So whether you're looking for a starter home, a place with a few acres, a lake home, or a piece of land to build your dream, Grainger County has something for a lot of different budgets.
