What acreage around Morristown looks like

Hamblen County's interior is rolling pasture and hardwood ridge, cut by creeks and old farm roads. Typical acreage listings near Morristown run one to fifteen acres with a house, usually on well and septic, sometimes with a barn or outbuildings and fencing left from a working farm.

Larger tracts appear north and east toward Cherokee Lake and the Grainger County line, and south toward the Smokies foothills where topography gets steeper and building sites get more expensive to develop.

What to verify before you buy land

Acreage buys carry diligence that in-town homes do not: recorded deeded access versus a handshake easement, septic suitability and perc results for any additional dwelling, well depth and yield, road frontage, floodplain, utility runs, and whether the tract is enrolled in Tennessee's greenbelt program — which can trigger rollback taxes at transfer.

Fence lines are not property lines. On anything above a few acres we recommend a current survey, and we will tell you when we think you need one.
