Questions about buying and selling in Butler

How many homes are for sale in Butler, TN right now?

There are currently 41 homes for sale in Butler, including 3 listings added in the past week. Spring Mountain Realty pulls this count straight from the local multiple listing services and it refreshes through the day.

How much do houses cost in Butler, TN?

The median asking price across the 41 homes currently listed in Butler is $539,500, with active listings ranging from $115,000 to $7,900,000. That works out to a median of about $248 per square foot. Asking prices are not sale prices — ask us for the recent closed sales on a street you are considering.

Is the Butler housing market moving quickly?

The homes currently for sale in Butler have been listed for a median of 95 days. That measures how long today's unsold inventory has been sitting, so a low number points to a faster market and a high number means buyers have room to negotiate.

Can you buy a house with land in Butler, TN?

Yes — 24 homes of the 41 currently for sale in Butler sit on an acre or more. Acreage in Johnson County is priced very differently from in-town lots, and public records often list the wrong lot size, so we verify acreage and boundaries before you make an offer.

Are there waterfront homes for sale near Butler?

14 listings currently for sale in Butler mention lake, river, or water frontage in the agent's description. Water access varies a great deal — deeded frontage, a community dock, and a seasonal view are all described as "waterfront" — so we confirm exactly what a property conveys before you tour it.

What are homes in Butler, TN typically like?

The typical home for sale in Butler today is about 1,800 square feet and built around 2003, based on the 41 active listings in Johnson County. Housing stock here spans older in-town homes and newer construction, so condition and updates move price more than square footage alone.

About Butler

Butler is the community on the north side of Watauga Lake, largely rebuilt above the waterline when the reservoir filled in the late 1940s — the original town site is under the lake, which is why it is sometimes called the town that wouldn't drown.

Because the Cherokee National Forest wraps much of the shoreline, private frontage here is scarce and view or deeded-access property is the norm. That scarcity is the defining feature of the local market.

Market context

True lakefront is limited and prices accordingly; most inventory is view homes, cabins, and wooded acreage above the shoreline, plus off-water land. Verify what any deed conveys before assuming frontage.
